One Main Place, is a 1,000,000 square foot, 32 story office building with a 60,000 square foot retail component and a 660 space underground parking garage located in the heart of the Dallas, Texas CBD. The property is located on an entire city block and has been an iconic structure since its completion 40 years ago.
RAK’s strategy was to leverage off the asset’s solid tenant base and to make substantial capital improvements to this Skidmore Owings Merrill-designed Dallas landmark. Original building systems were upgraded and curb appeal was enhanced to optimize our ability to capitalize on leasing opportunities in a competitive market. Capital improvements have included a renovated main lobby, complete elevator modernization, the installation of new chillers, cooling towers and air handling units, and a new building energy management system.
Today One Main Place is being developed into a mixed-use property with a hotel componet in addition to the office space.
